Be careful selecting a property manager also. We rented our house out before we moved and used our local "reputable" property management company. Nothing catastrophic happened, but in hindsight, we would have been better served using almost any of our neighbors.

Are you sure you want the aggravation of starting out as an absentee Puna landlord? :?:

I wouldn't know the neighbors to know for sure if I could trust them either. Yall got me so paranoid now! :puke:
I sure as hell cant ask my agent!
Hell no, I just want to protect my property, don't need/want the aggravation!

I want to say something here so you understand a little better what it is like out here. While the island is big, the population is rather small considering. It is not like the mainland where you have roving gangs of thugs running through your neighborhood nightly. It's more like a bunch of lugnuts getting high and wanting some $ to eat/drink/supply their habit. So it is more opportunistic out here than in the city or the suburbs. And for the most part it is the same group of lugnuts that are doing the crimes. Some are dumb as a stump while others are a little more sophisticated. And they roam all over. So if your place looks like an easy target they will go for it. If not they may not drive by again for some time.

My suggestion would be to buy a junk car and park it in the driveway and buy some of those huge flood lights that come on when they detect motion and mount them to your house. You could also try an alarm system though I don't know how effective it will be out there.

I was going to start my own company that checks on houses for absentee owners. But after a brief survey I found that no one wants to pay $20/visit or $75/month to have the house looked in upon once a week. So a renter would be the best suggestion or someone who is will to do work on your place in exchange for a reduction in rent.

Ya, I got that...just not what I would be used to. How much does a second hand stove go for on the black market though...ya I'm sure they're not the brightest bulb in the pack...but who needs to be if the local law enforcement sucks.
That idea sounds like a money maker, but also sounds like it leaves the door open for a lot of liability...need to be bonded, heavily insured, and who knows, but hey I'd be willing to pay...lot less than a grand in plane fare just to check things out!

I have a home inspector that's been in business there since 1995, ASHI certified.
That must be either Chuck Cartwright or Jake Bierman. They both are good.
