Aloha everyone! So glad to be here and have found you all through Dave's Blog. My husband and Daughter will be moving to the BI (from Missouri) next year, no exact date yet. We're already in the process of purchasing a condo at Alii Cove and have started making lists and figuring out everything we need to do.

I'm sure I'll have plenty of questions and seek a lot of advice along the way, and right now we need to know about condo insurance. Anyone have any recommendations of companies or a particular agent to talk to? Would you believe I've had the same insurance guy for almost 20 years? I'm loyal, what can I say? Too bad he can't move to Hawaii too.

Debbie Kauffman 808.334.0044 is the person you need to talk to. She works for First Insurance and they have the lowest rates. (I have all my insurance with them, feel free to use my name for reference.) Alii Cove is a good complex, but it's very crowded. Have you checked out the Kona Sea Ridge and the Kona Sea Villas? They both are better complexes.

Aloha Honu,

Just curious how many times you and your family have visited Kona and the BI? Also, where else on the island have you visited? I hope you decide you like it in Kona and fit in with everyone. Do you have family out here?

Thank you for the insurance agent reference John, much appreciated!

We chose the condo in Alii Cove because we can afford it :) There are other reasons too of course, but the other condo complexes you mentioned are out of our price range. Can you explain what you mean by "crowded?" Do you mean the complex seems cramped with too many buildings? It seems like a nice community of people, they have their own website we've looked at. We're also hoping the condo at Alii Cove will be our starter place with plans to upgrade to a 3 bedroom when we can afford to do so.

We do not have family in Hawaii. We have one acquaintance on the BI, the person who married us there, that we've maintained some contact with. We both have very little family and the ones we do have we only see a couple of times per year at best. Of course we have friends and jobs that will be missed, but we feel this is the right move for us.

We've visited the BI twice and Kauai once. We've been all over the BI and have reviewed and discussed the different parts of the island and decided Kona is the place for us. Who knows what we might decide after we get there and settle in, but I guess we trust it "feels" right.

We've noticed there's hardly been any new listings lately...any idea why that would be? Does the Ironman have to do with the slow period?

Could be the Iron man or it could the time of the year or it could be that sales have caught up with listings. John would have a better idea.

There haven't been new listings for 2+ bedroom condos in Kona in our price range under $250,000. Would that be more true?

Well, there aren't many of those at all, since only Alii Lani, a couple of condos in Sea View and SeaScape above the airport are the 2BD+/2BA+ are priced below $250,000. Once in a while you will see a unit at Alii Cove, Sea Villas or Sea Ridge under that price, but they don't last long on the market.

We received a counter-offer from the seller with just a few details to be changed and submitted our counter-offer with the updates tonight. Assuming everything is accepted this week then DH will be flying out for the home inspection on 10/23. We're super excited since this is all happening much earlier than originally planned and seems to be falling into place well so far. We still have to sell our home here and right now is NOT a good time with the Holidays and Winter coming, so we'll wait until next year after we get back from our vacation in Kona to put it on the market.

1. You mean you are not buying a REO condo?!
2. Why fly out for the home inspection? It's a condo, you basically are buying cubic air and the paint on on the wall. Hire a professional home inspector, it's much cheaper than flying out for the inspection.
3. (1+2) You are not getting very good advice from your agent. :( :( :(

Somehow I cannot imagine buying a place without PERSONALLY inspecting it first. I've put several offers in on properties with out seeing it first, but never bought a place without looking at it. I totally understand wanting to see it first and wouldn't do it any differently. Home inspectors miss the obvious sometimes so I agree with what you are doing. Good luck with your new home, hope everything works out for you.

"Seeing" and "inspecting" are two different things. In the case of a condo everything behind the paint is the responsibility of the AOAO. Maybe there are special people who know more about home inspections than the licensed inspectors, but I have not met one yet.
