Do you guys have any experience with condo managers? We have had three in four years, and it seems we always replaced the bad one with one who was even worse.

Many condo owners try to save money by hiring a friend/neighbor/etc., to manage their vacation rental condos. It's legal as long as the person does not manage any other property. (For multiple properties a real estate license is required.) Based on my 23 years of experience, those owners are not doing themselves a favor. Hire a reputable real estate company to manage your property. Those companies will charge you more for the property management, but it will be money well spent.

Don't feel bad, you are not alone, most condos have this problem. There is no qualification requirement for the position, so the Board of Directors usually hire someone with handyman experience. Since there is no qualification requirement to serve on the Board either, inept people hire inept people. They don't realize a condo complex is a business and you need someone with management experience to run it. Of course the low salary range doesn't help either, though providing a free apartment to live in adds to the gross income as an extra benefit.

The average time in the position is about two years. We had six resident managers in 13 years. Two were good but left as soon as they found a better paying job. Two were bad and eventually the BOD realized they had to be replaced. Two were really really bad, one of those moved to the mainland so we got lucky. It took 10 months to chase the other one (the last one) away. He was totally clueless, he really was a wannabe. (Don't hire anyone with a Barnaby first name.) :wink:

The association management companies are supposed to do background checks on these blokes, but I doubt they do. Our last one had four jobs in five years, was fired from his last two jobs, was ran out of the subdivision where he lived before he moved to Kona, yet he got a red carpet treatment when he was hired.

As I said, don't feel bad, hope you get lucky and find a good one. If you do, then treat him nice and pay him well for your own benefit.

I didn't know this was a common problem, and I rarely get involved at our place either. However, I see the financials so I know we have been paying our resident managers very well. Compensation has not been an issue. Just like your guy, they lacked the necessary skills for the position.

These losers usually manage to stay afloat for a while because the BOD try to avoid admitting they made a mistake by hiring an unqualified person, and these resident managers also make friends with and/or bribed by some owners too. As to your financials, it's not going to give you a true picture. Most (all?) of these resident managers are on a take and get kickbacks from everybody doing contract work at the condos.

I have a legal action going on against both the AOAO and the Resident Manager. My attorney hired a Private Investigator. I know much more than I posted here, but those will be revealed only at the appropriate time and the appropriate place.
