I would find out which neighboring homes are owner occupied, and which are rentals. A potential problem neighbor that is owner occupied would be a red flag for me.

We have some shitty rental properties adjacent to us, with a revolving door of different tenants. Fortunately, we've never had a problem with them. Live and let live. :)

No More Assholes! :bounce: We are in escrow buying a house in Nanawale Estates! We finally can get rid of our nightmare neighbors! Sorry Dave and John for not using your services, but we figured Dave being on Oahu and John being in Kona we would be better off with local representation. I met a Hilo real estate guy when selling my candles at the Hilo Farmers Market, and he helped us. Two more weeks until closing. No More Assholes! :bounce:

Don't feel too bad about not using John or Dave. We just listed our house for sale and are using Stacy Disney. Nothing personal guys!

Smart choice! Stacy is a good broker, she is an expert in your area, and I always say go with the agent who has the local knowledge. I believe she just recently ventured out on her own. When I am approached by clients interested in an area I am not an expert of, I always refer them to someone who is an expert there.

You are correct about Nanawale Estates, it is also known as the "Crime Hub of the Big Island" and I don't think that was a good choice by Frank, but it's his choice. You are right about the assholes too. They don't change, and they can be find in every neighborhood. :( :( :(

There is no place I would rather live than our house here in Honokaa. We were too lucky to stumble onto it at the time, and we've made great friends with the locals in the community that we will miss.
However:
1) We now have a 3 year old grandson and 5 year old granddaughter that we don't want to miss out on. We had hopes that they would move here, but now realize it ain't gonna happen. My parents are also aging, and my brother could use some help keeping an eye on them.

2)My sweet retirement job is going south. Between imminent privatization of our facility, and the increasingly hostile work environment there, I have no confidence that I will get another 8-10 years there. My old employer on the mainland will welcome me back with open arms, substantially more money, and no games like they play here.

3) Stone Brewery in Escondido has an irresistible pull. Just kidding.

I am with you on that one. Though I have spent some memorable time in Leilani Estates, the crime is rampant even there too, and it's the nicest subdivision in Puna! I used to own a lot in Nanawale Estates. I was planning to build a house on it and sell it. After learning more about the subdivision, I quickly sold the lot. History proved I did the right thing. There is a reason why you can buy a lot there for 1/10th of the price now than they were selling for 10 years ago. I doubt you will like your neighbors there more than you "like" your neighbors in Kona Palradise now. :lol: Just remember the Internet, eGnore them! :lol: :lol: :lol:

One tenth of price? You mean people who bought ;and there ten years ago lost 90% of their investments? Aren't real estate values supposed to go up? I know there are dips but that's more than a dip, that's a crash!
